Home Addition -doubling the square feet

It’s now a one car garage. Well two would fit but the doors would hit each other. Still the garage is 22x24

My garage is closer to 20' wide (would have to measure to be exact) and if I back in the Miata and keep the passenger sides very close to the walls I can get both the Miata and my Ranger or my friend's Dart in and get the driver's doors open without hitting. The garage door is 16' wide.

Passengers (which I rarely have) can't get in or out of them when they're in the garage.

Probably wouldn't work with 2 large vehicles.

Thanks. That’s useful information. My doors will only be 12’ wide. I’m thinking just one car plus the lawn mower and snow blower. The van won’t fit because it’s too tall and I have 10x10’ doors up in the shop for it. I doubt I’ll ever get married again so I’m thinking one car will do it. And if I need more garage I’ll just build another that is detached.

I’ve now downgraded my project to one floor. A grand remodel would be nice but then it would reduce the charm of my home. Instead I’m thinking of this more modest addition of just a master bedroom with en suite bathroom , laundry room and walk-in closet plus a kitchenette. It’s 660 sf of space that gives me everything I need without being too much.

Good choice. Stairs get harder to climb every year.

I think it’s a smart money move too. Heating a second floor was not going to be cheap with the weather you have there.

I generally don’t heat the upstairs where I sleep. With in-floor radiant heat a cooler house feels warmer because it’s warmer closer to the floor while the ceiling could be cooler. I know heat rises but it’s a lot slower when you don’t have forced air.

The stairs is not a big deal now and I’m more concerned with climbing them in 10-15 years. I plan on living to be 99 if I don’t get hit by a bus tomorrow.

My friends are all telling me to make the bedroom into a recreation room till I need it. Sometimes I have to remind them this is my home and not a tavern. I guess that’s the price I have to pay being popular with the ladies.

At any rate I’m about one year out from breaking ground.

The woman that designed the remodeling really took advantage of the home’s view to the east and west. I’ve posted the east view many times. This was the view to the west.

This is the view now. Someone bought the house before me and put the septic tank and drain field in the way. They owned the house for about two months and sold it to me.

This is the upper bedroom window. I put a headboard in front of the lower window so I don’t have to look at the drain field.

And this is how I’ll cutoff the bottom of the window to make room for the new lower roof. I need at least a 4/12 pitch and I want at least an 8’6” ceiling. To get both I have to eliminate the bottom of the window.

I may put in a scissors truss to get even higher ceilings.
