Property Taxes 2025

Post by Sir Henry » Fri Dec 13, 2024 8:00 am

I just received my property tax notice for 2025. It’s gone up about 50% because i added 20 acres and three new buildings. Still its low by comparison to what i was paying in Washington. I was paying almost $10K and in 2014 it was over $12K. I can only imagine what it is now.

Compare that to the $3,200 I’m paying now. Everything is cheaper here except for my gasoline. It’s cheaper by the gallon but I use so many more gallons because everything is further apart.

In February it will be my third anniversary of living here. Its one of the smartest things Ive done and moved at the right time. I may not of been able to make a decent living here during my work years but retirement is wonderful here.

Just got mine a couple days ago. Same as it's been for several years. About $775 for 20acres with a house and a small shop on it. That said, MS has a Homestead Exemption for Seniors (over 65) that significantly reduces property taxes. Some other States have similar provisions that you might want to contact your county about.

Probably best you don’t know. Here in Spokane County our taxes have exploded. Not so much from additional levies but from large home value increases by the county accessor.

Why is it that governments always need more money, in fact, have to have more money, but the taxpayers can get by on less?

Oregon decades ago passed property tax limitation. Before, people were loosing their homes in property tax foreclosures because they couldn't keep up with the city and county skyrocking taxes. When the measure passed it also rolled back the latest assessments by some number of years. That was so long ago I don't remember the specific details. Now everything above the assessment limitation has to be voted on. Most commonly the items are 5 year bonds to fund expansion of schools and fire protection. Sometimes funding for local roads.

HenryFan, you might not have heard about the $1.2 trillion The Infrastructure Investment and Jobs Act (IIJA), also known as the Bipartisan Infrastructure Law (BIL) (H.R. 3684),

It should make a significant difference in the lives of most Americans by building roads and bridges and other "necessities".
https://en.wikipedia.org/wiki/Infrastructure_Investment_and_Jobs_Act wrote: The act was initially a $547–715 billion infrastructure package that included provisions related to federal highway aid, transit, highway safety, motor carrier, research, hazardous materials and rail programs of the Department of Transportation.[1][2] After congressional negotiations, it was amended and renamed the Infrastructure Investment and Jobs Act to add funding for broadband access, clean water and electric grid renewal in addition to the transportation and road proposals of the original House bill. This amended version included approximately $1.2 trillion in spending, with $550 billion newly authorized spending on top of what Congress was planning to authorize regularly.

Congress spends money that they don't have, heck, they spend money that doesn't exist. The haven't passed a budget in ages, just keep spending more through continuing resolutions.

I don't know how many pages the above cited act includes but I bet there is a lot in it that doesn't concern highways clean water, etc.

Keep bankers, lawyers and politicians as far away as you can.

Everyone has their itches, including me. But not all itches get scratched. Here's an example from CA that relates to property taxes, schools, police, and guns. If it passes, it will scratch a few backs but not every back. ;)

High speed internet is coming to our area. Most already have it on their rural street now. I normally don’t support these types of projects but do this one even though i doubt if i get it. I met someone yesterday that moved to this area from Florida and they work from home. She was able to move here all because of the new high speed now in the area. There is a small but growing desire to move from light manufacturing to work at home jobs in this area.

I think a large portion of the North Woods is under developed. I don’t necessarily want to see it come yet do recognize it’s coming. Underpriced land in Montana is now overpriced and driving the long term residents out. The land here is far under appraised here for taxes. I could easily get three times what mine is appraised for. Imagine in one year my taxes go from $3,400 to $10,000. Many current residents will not be able to afford it and will sell to city folks with lots of cash.

I dont see how someone can pay 10 or 12 thousand a year and feel like they own their property! Thats terrible,! In missouri, at least in my county, i paid about 380 dollars combined for Real estate and Personal property. Thats on a house and 80 acres, Equipment, cattle , etc. Sounds like the tax man is out of control in Washington for sure! And they just past a law in missouri that if you are over 62 you can get your property taxes frozen so they wont ever raise. If the collectorctried to send out 12000 bils on 20 acres around here he would be out of a job and probably ran out of the county.

I know we can't talk about politics here, but that state is located in a certain region. I'm not sure if all areas of it get that bite, but it sure seems like most do. Here in SW Virginia, home and buildings on 16 acres, $524 per year.

In my opinion, that's a great excuse to raise taxes. Here in Virginia, it is in our rules and regulations that counties re-evaluate every so many years. Sure home values go up, but here in my county anyway, they can always lower the tax rate. Some times our taxes actually go down after re-valuation.

Property taxes are high in WA state but part of that is because we have no state income tax.
We do have a senior citizen property tax program based on income. As long as income is under $48,000 a year property assessment is frozen. You can go over for 1 year but as long as you don't go over 2 consecutive years it will go back to the frozen assessment.

There's also a 3 tiered tax discount based on income. I managed to stay under $41,000 (medicare premium, out of pocket medical/dental costs and some other items are deductible) last year and my tax was around $100. Would have been around $1000 if I had gone over $41,000. My assessment is somewhat low because my property value is not that high and it has been frozen for the last 10 years.

Property values have gone way up here too. 10 years ago you could get a nice 3 bedroom for around $250k now it's more like $500k.

They used to do re-assessments every 4 years here but started doing them yearly a few years ago. I think at least partly because as the values started going up so much people were shocked at how much their assessment went up in 4 years. :o

Oregon has a property tax deferral program for the disabled and seniors. It can be helpful in the short term, but it has bite down the road. If you qualify, the Oregon Dept of Revenue will pay your property taxes. But it is loan at 6% annual interest with a lean on your property. You must requalify every 2 years. You can imagine the heafty bill that will come due if fail to requalify or you die and your heirs inheritance is heavily affected.
https://www.oregon.gov/dor/programs/pro ... ogram.aspx

Veterans with 40% or more disability and active military members can apply for exemption.

Sale tax is more than 10% there. Comparing what i pay here with sales tax and income tax to just sales tax there i am way ahead here.

The houses in my old neighborhood are going for $2M now. I was lower upper class and went to lower middle class and pocketed the difference. Instead of investing in the market im now putting my money into things i can hold and see.
